Budget 2024 Rules Update

  • Long Term Capital Gains (LTCG) on property is flat 12.5% without indexation benefits.
  • If you bought before July 23, 2024, you functionally have an option to compute tax at 20% WITH indexation and pay whichever is lower (Grandfathering effect). This calculator uses the simplified 12.5% flat rate.
  • Surcharge and Cess are not factored into this calculation.
  • Save Tax: You can save LTCG up to ₹10 Crore by reinvesting the proceeds in a residential house under Section 54/54F.
