When home loan rates fall or you make a part payment, the lender usually offers two choices: reduce the EMI and keep the tenure, or keep the EMI and reduce the tenure. Both feel like a benefit, but they are not financially equivalent.
Using a ₹40 lakh, 20-year loan at 8.5%, this article quantifies the difference between the two options and explains when the lower EMI is the right choice despite the higher total interest.
The two options
A home loan has three moving parts: principal, interest rate and tenure. The EMI is the output. When the rate falls, the lender can lower the EMI and keep the tenure, or keep the EMI and lower the tenure. When you prepay, the same choice appears.
What changes with each option
| Option | EMI | Tenure | Monthly cash flow | Total interest |
|---|---|---|---|---|
| Reduce EMI | Falls | Usually unchanged | Improves | Higher |
| Reduce tenure | Unchanged | Falls | No change | Lower |
Base case: ₹40 lakh for 20 years at 8.5%
Loan summary before the rate change
| Item | Amount |
|---|---|
| Loan amount | ₹40,00,000 |
| Rate | 8.5% |
| Tenure | 20 years |
| EMI | ₹34,713 |
| Total interest | About ₹43.31 lakh |
Scenario 1: rate falls to 8% and EMI is reduced
If the lender passes on the full 0.5% reduction and you choose a lower EMI, the new instalment is about ₹33,458. The tenure stays at 20 years.

| Metric | Before | After |
|---|---|---|
| Rate | 8.5% | 8.0% |
| EMI | ₹34,713 | ₹33,458 |

| Total interest | ₹43.31 lakh | ₹40.30 lakh |
| Interest saved | — | About ₹3.01 lakh |

The monthly saving is real, especially if cash flow is tight. But the loan still runs for 20 years, and the interest saved is modest compared with the next scenario.
Scenario 2: rate falls to 8% and EMI is kept unchanged
If you keep paying ₹34,713 at 8%, the extra amount goes to principal. The loan closes earlier.
